Buying in Sicily

Buying in Sicily is quite interesting. Same home can have totally different sizes and prices depending on real estate agents, or as in this case (photo below) the house in the add is put out twice from the same real estate firm with different information. Same home is often listed by several different agents.

Not so long ago I was looking myself. Found one house close to the city on a nice hill. We toured around the property and at the end they inform me that half of the land the house is built on is not the current owners. He took a piece of land from the neighbor because they live far away and will not notice anyway (!!!). They informed me that they could lower the price quite a lot due to this condition. Another house I was looking at had seven nice rooms, also on the firms papers, but when I went to the municipality’s technical office only two rooms were registered.

Be careful here. Do not stress your investment. And ask around from several sources. About 900 properties end up at creditors every day in Italy, so there is no hurry at all. Perhaps wait couple of year as prices are going down.? Never buy illegally built. It may sound trustworthy as some creditors even offer loans for houses in this condition. But after the purchase, you can loose your home.

Sicily has not a set market value. If you plan to make buy something here in the future, start to follow the market now. Never pay the asking price, here it is the opposite, always lower…many times much lower.


Att k?pa p? Sicilien ?r ganska intressant. Samma hem kan ha helt olika storlekar och priser beroende p? fastighetsm?klare, eller som i detta fall (foto ovan) l?ggs huset ut tv? g?nger fr?n samma fastighetsf?retag med helt olika information. Samma hem listas ofta av flera olika agenter.

F?r inte s? l?nge sedan letade jag sj?lv. Hittade ett hus n?ra staden p? en trevlig kulle. Vi gick runt fastigheten och i slutet informerar de mig om att h?lften av marken som huset ?r byggt p? inte ?r de nuvarande ?garnas. Han tog land fr?n grannen eftersom de bor l?ngt borta och kommer inte att m?rka det (!!!). De informerade mig om att de kunde s?nka priset ganska mycket p? grund av detta. Ett annat hus jag tittade p? hade sju fina rum, ocks? p? m?klarens papper, men n?r jag gick till kommunens tekniska kontor var bara tv? rum registrerade.

Var f?rsiktig h?r. Stressa inte din investering. Och fr?ga fr?n flera k?llor. Cirka 900 fastigheter hamnar hos kreditgivare varje dag i Italien, s? det ?r ingen br?dska alls. V?nta kanske ett par ?r d? priserna sjunker. K?p aldrig olagligt byggt. Det kan l?ta p?litligt eftersom vissa borgen?rer till och med erbjuder l?n f?r hus i detta tillst?nd. Men efter k?pet kan du f?rlora ditt hem.

Sicilien har inte ett fastst?llt marknadsv?rde. Om du planerar att k?pa n?got h?r i framtiden, b?rja f?lja marknaden nu. Betala aldrig beg?rt pris, h?r ?r det tv?rtom, alltid l?gre pris…ibland ocks? mycket l?gre.

Looking for a house – Sicilian style

I have lived here for many years and decided to buy a house. I went to some real estate firms just to check them out and explained what I was looking for. Of course they sent what they were thinking of; new projects (to help out their friends to get rid of non sold units) and offering palaces of 800 m2, yes to a very good price, but I do not need 800 m2. I am looking for an old complex with 2-3 smaller units to renovate by time. So I decided to drive around in small villages to look myself and I came to a very nice mountain town. Drove there for a while and decided to just knock on a door to ask if there are renovation objects in the area for sale. Gladly by accident knocked on the municipal advisors door and of course he knew every unit for sale, he had som nice land plots himself for sale. I stayed there with him and his wife for some lunch and home made mandarin stronger beverage. He gave me his number and just need to give him a call when I have decided if the area fits for me.

I also have to find a man who comes to a certain bar regulary to taste special whiskys as he has couple of options to what I am looking for. The words spread fasts here as soon as you put it out. The sicilian style to find what you are looking for!


Jag har bott h?r i m?nga ?r och beslutat att k?pa ett hus. Jag gick till n?gra m?klarf?retag bara att checka dem och f?rklarade vad jag letade efter. Naturligtvis skickar de vad de t?nker p?, nya projekt (f?r att hj?lpa sina v?nner att bli av med icke s?lda enheter) och erbjuder palats till 800 m2, ja till ett mycket bra pris, men jag beh?ver inte 800 m2. Jag s?ker gammalt komplex med 2-3 mindre enheter f?r att renovera. S? jag best?mde mig f?r att k?ra runt i sm? byar f?r att se mig omkring och jag kom till en mycket trevlig bergsstad. K?rde d?r ett tag och best?mde mig f?r att bara knacka p? en d?rr att fr?ga om det finns renoveringsobjekt i omr?det till salu. Lyckligtvis av misstag knackade jag p? kommunala r?dgivarens d?rr och naturligtvis k?nde han till varje enhet till salu, han hade trevliga tomter sj?lv till salu. Jag stannade d?r med honom och hans fru f?r lite lunch och starkare hemgjord mandarindryck. Han gav mig sitt nummer och beh?ver bara ringa honom n?r jag har beslutat om omr?det passar f?r mig.

Jag m?ste ocks? tr?ffa p? en man som kommer till en utvald bar f?r att provsmaka speciella whiskyn d? ordet nu spritt sig i omr?det och han eventuellt kan ha det jag letar efter. Den sicilianska stilen att hitta det du s?ker!
